RENTAL AGREEMENT Colony Villa unit #XXXX. A three-bedroom condominium located
in the Waikoloa Beach Resort in Hawaii

This agreement, entered into this 10th day of May 2011 by and between (Wilson and
Alice Yuen Lessors) and
your name here hereinafter called respectively Lessor and
Lessee.

WITNESSETH; That for and in consideration of the payment of the rents and the
performance of the covenants contained on the part of the Lessee, said Lessor does
hereby demise and let unto the Lessee, and Lessee hires from Lessor for use as a
vacation rental those certain premises described as Colony Villa unit #1505 located at
69-555 Waikoloa Beach Drive for a tenancy from day to day commencing at 2 pm
Saturday the 22nd day of July, 2012 to 11 AM Saturday 29th day of July 2012, at a
nightly rental of 260 dollars US per night plus 13.417% Hawaii State Tax and $165 US
cleaning fee, for a total rental of 7 nights $ 2192.79 USD, payable in advance 60 days
prior to the first day of occupancy.

Check in is after 2 pm

Check out time is before 11 am

Late check out may be possible with prior consent and availability. Early Check in times
are allowed only when the property is cleaned and ready for occupancy and prior
approval is granted.

It is further mutually agreed between the parties as follows:

1. Lessee shall not violate any city   ordinance or state law in or about the premises.
   
2.  Lessee shall not sub-let the premises, or any part thereof, or assign this  agreement  
without the written consent of the Lessor.

3.  Lessee, in case of fire or theft, shall give immediate notice thereof to the Lessor or
agent of same.

4.  Lessee must not make any alterations or improvements to said premises, without
written consent of Lessor.

5. The undersigned, for himself/herself, his/her heirs, assignors, executors, and
administrators, fully releases and discharges Lessors from any and all claims, demands
and causes of action by reason of any injury or whatever nature which has or have
occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in
conjunction with the occupancy of the villa and agrees to hold Lessors free and
harmless of any claim or suit arising there from. In any action concerning the rights,
duties or liabilities of the parties of this agreement, their principals, agents, successors
or assignees the prevailing party shall be entitled to recover reasonable attorney fees
and costs.

6. Lessee agree as follows: Lessee is an adult and will be an occupant of the unit
during  the entire reserved period. Other occupants will be family members, friends or
responsible adults.

7.General cooking utensils and kitchen equipment are furnished. Linens and bedding
are furnished.

8.CLEANING: The villa will be inspected, sanitized, and cleaned after your departure.
The rental fee provides for 4-hour departure cleanup and includes all linens and towels
so that you can enjoy your vacation up to the last minute. YOU ARE REQUIRED to
leave the property in the same general condition that you received it by making sure
that dishes are washed and put away, and the villa is generally picked up and ready to
be vacuumed, dusted and sanitized. If additional cleaning is required, appropriate
charges will be deducted from your security deposit at the rate of $35 per hour.

The villa is equipped and set up as a fully furnished property that includes bedspreads,
linens, blanket, pillows, bath towels, hand towels, washcloths as well as a fully equipped
kitchen. THERE WILL BE EXTRA CHARGES TO YOUR SECURITY DEPOSIT FOR
REPLACING THESE ITEMS IF NECESSARY.


Absolutely No Smoking Allowed
And No House Parties are Allowed
Maximum occupancy is 8 people unless prior arrangements are made with Lessors

A 30% deposit at time of reservation is required to reserve each week or partial week.

A $ 500.00 damage/key deposit is also required and is due approximately 21 days prior
to check in or when keys are sent.
This damage deposit will be refunded if premises are left in the same condition as when
lessee checked in. Any damage that is seen at time of check in must be reported to the
Lessors within 24 hours. The deposit will be refunded within 14 days of departure
subject to inspection and return of the keys. Lost key charge is $50. In case of damage,
a written description of the reason for retention will be furnished.

$155 cleaning fee is not refundable unless the unit is unused. If unusual cleaning
expenses must be incurred by Lessor to restore the premises to the condition they were
in at the time of Lessee's occupancy, the amount necessary for said restoration will be
deducted from the damage deposit and the balance, if any, will be refunded to Lessee.
You are required to leave the property in the same general condition that you received

picked up and ready to be vacuumed, dusted and sanitized. If additional cleaning is
required, appropriate charges will be deducted from your security deposit at the rate of
$35 per hour. The cleaning fee provides for 4-hour departure cleanup including all

TENANTS LIABILITY: Tenant agrees to accept liability for any damages caused to the
villa (other than fair wear and tear determined by Lessor) by Lessee or Lessee’s
guests, including, but not limited to, landscaping, misuse of appliances, and/or
equipment furnished. If damages are in excess of the security deposit being held,
Lessees agrees to reimburse Lessors for costs incurred to repair/replace damaged
items.

SLEEPING CAPACITY/DISTURBANCES: Lessees and all other occupants will be
required to vacate the villa and forfeit the rental fee and security deposit for any of the
following:

A. Occupancy exceeding the sleeping capacity stated on the reservation confirmation.

B. Using the villa for any illegal activity including, but not limited to, the possession,
serving or consumption of alcoholic beverages by or to persons less than 21 years of
age.

C. Causing damage to the villa or to any of the neighboring properties.

D. Any other acts which interferes with the neighbors’ right to quiet enjoyment of their
property.

Lessors will not be held liable for travel expense due to unforeseen circumstances. We
suggest that you purchase trip insurance to protect against any unforeseen
circumstances.

HOLD HARMLESS: Lessors will not and does not assume any liability for loss, damage
or injury to persons or their personal property. Neither do we accept liability for any
inconvenience arising from any defects or stoppage in supply of water, gas, electricity
or plumbing. If the defect or stoppage causes the need for displacement a refund for
the unused portion of the rental will be refunded at the discretion of the lessors.  Nor will
Owner accept liability for any loss or damage caused by weather conditions, natural
disasters, acts of God, or other reasons beyond his control.

CANCELLATION POLICY: Should you wish to cancel this reservation, notice of
cancellation MUST BE IN WRITING AND RECEIVED MORE THAN 30 DAYS PRIOR TO
YOUR CHECK IN DATE. Owner will refund the sum you have paid less a $100
cancellation fee except during the month of December (See below).

If your notice is received within 30 days of your scheduled occupancy and the unit can
be rented to cover your occupancy, a full refund will be made less a $100 cancellation
fee. If Lessor is not able to rent to cover your scheduled occupancy you are responsible
for the entire rental less the security deposit.

During the month of December due to high demand the cancellation fee will be $500.

Keys and instructions will be given to you approximately two weeks prior to your arrival

REMEMBER THAT YOU ARE RENTING A PRIVATE HOME. PLEASE TREAT IT WITH
THE SAME RESPECT YOU WOULD LIKE SHOWN TO YOUR OWN HOME.
